Estimating
Janitorial and house cleaning
Janitorial and house cleaning are priced by time, not by the job: how long the space takes to clean, how often, and what an hour of work sells for.
Rates
Office web page → Settings → Rate Sets → a rate set → Cleaning Rates. Tap Start with suggested cleaning rates, then set your own. (Ticking janitorial or maid in Settings → What You Do adds them to your Standard rate sets for you.) The suggested numbers are only a starting point.
Janitorial
- Bill rate per labor hour and a minimum per visit.
- Area types: how many sq ft one cleaner does in an hour — private offices, corridors, break rooms, restroom floors, warehouses… Add your own.
- Restroom fixtures: minutes each per visit (toilet, urinal, sink…).
- Frequency discounts: e.g. 5% off at 3× a week, 10% at 5× a week.
House cleaning
- Flat price by home size (a band for each size) or by the hour (hourly rate, sq ft an hour, minimum hours).
- Extra full and half baths, deep clean × and move-in/out ×, condition and pet adjustments (%), a minimum, recurring discounts (maintenance cleans only), and add-ons (inside oven, fridge, windows…).
On the estimate
- App: Janitorial & House Cleaning → Add Janitorial or Add House Cleaning. Web: + Janitorial or + House Cleaning.
- Janitorial fills in the customer's measured rooms as areas (the type is guessed from the name — check it) and counts the restroom fixtures measured in them. Add areas by hand too; × units is for identical rooms (40 offices). Access time covers badging in, the alarm, elevators.
- House cleaning fills in the home's size from the measured rooms; set the bedrooms, baths, kind of clean, condition, pets and add-ons.
- How often: one time, every 4 weeks, every other week, weekly… up to every day. Bill per visit, or monthly — per visit × visits a year ÷ 12, the same every month.
- The line shows the hours a visit, the price per visit and per month, and for janitorial the price per sq ft a month — the number janitorial buyers compare bids by.
Tips
- Time a few real visits with Start Job / Finish (Time on the job) and compare with the hours the bid assumed. Adjust the area types' sq ft per hour until bids match what crews really take.
- A deep first clean followed by recurring maintenance: put a Deep / first clean line (one time) and a Maintenance clean line (recurring) on the same estimate.
